Introduction
The objectives of the House Rules are to:
- Protect the image and quality of the Property for the benefit of all the site stakeholders.
- Ensure that tenants obtain the maximum benefit from the common spaces, shared services and facilities available in the Property.
- Set guidelines to ensure a safe, comfortable, attractive and environmentally sensitive working environment for tenants, their employees, clients, contractors and visitors; and
- Minimise any disruption to the tenant’s/retailer’s quiet enjoyment of their leased space.
- Assists in securing the health, safety and welfare of employees, contractors, tenants and visitors whilst working in or visiting the site.
This document is designed to inform all Tenants and Contractors associated with 333 Collins Street (hereafter referred to as “the Premises”) of the minimum obligations required of them whilst working in this premises, including the identification of site-specific hazards and the application of house rules in relation to Health and Safety. The intention is to provide a safe workplace for all persons including Workers, Tenants, Contractors and others, including visitors.
Contractors must ensure all Workers read this document and understand their obligations under the Occupational Health and Safety Act. Additional copies of this document are available from the Building Management office. As a guide, the safety precautions and procedures shall include, but not be limited to, the House Rules as set out in this document.
Note: For works relating to tenant’s fit out, the Fit-out Guide must also be read and complied with.

Security and after-hours access

Premises security
The Security Office is located on the first floor. The Security team operates 24 hours a day, 7 days a week. Access to this area can only be done via prior arrangement with the Security Manager in charge.

Security cards
333 Collins Street has a security system in place requiring tenants to purchase cards to access the car park, lifts and building security doors. These cards can be obtained from the Security Control Office via email request to security.
333 Collins Street will conduct monthly access card audits, and it is the tenant’s responsibility to assist us in keeping these records up to date. This must include advising security of any changes in card holders, such as when staff leave, or new staff arrive. Security cards shall generally be issued to an individual, rather than the tenancy.
Should a person leave your employment or lose their proximity card, the Security Office must be notified immediately in order for the card to be deactivated.
